Private sector must lead Canada’s housing response, Carleton expert says

Housing affordability and supply are top of mind for many of us here in Canada, especially on the North Shore where I live and work. Right now, we’re seeing housing starts at around 250,000 a year, but experts say we need between 400,000 and 470,000 to keep up. With our population growing, that shortfall only feels more pressing. High development charges and long approval timelines are real barriers to increasing supply. From my perspective as a North Shore real estate agent, it’s clear that meaningful progress will require strong leadership from the private sector, working alongside communities to help close this gap. Every day, I see how these challenges play out locally—and why smart, timely solutions matter for buyers and sellers alike.

  • Ambleside dog rules

    Ambleside dog rules

For dog owners in Ambleside, the waterfront offers a convenient routine with options for both relaxed walks and off-leash play. The dedicated dog park on the eastern side of Ambleside Beach is the place to give your dog more freedom in a designated area.

You can also walk your dog along the Ambleside Seawalk, but dogs must be leashed there. Leashes are also required on paved park paths, so be sure to keep one handy when moving between the beach, seawall and surrounding green spaces.

As an Ambleside real estate agent working in the area each week, I often share practical neighbourhood details like these with clients. If access to waterfront walks, parks and dog-friendly amenities matters to your household, message me to explore Ambleside homes that fit your lifestyle.

  • Ambleside home types

    Ambleside home types

Ambleside’s housing pattern changes noticeably around Marine Drive. North of Marine Drive, buyers and residents can generally expect primarily private, single-detached homes. Many are within walking distance of the beach, transit, restaurants and shops, making this area appealing to those seeking privacy without giving up everyday convenience.

Near the Marine Drive commercial centre, the housing mix shifts toward commercial-area apartments and mixed-use buildings. This setting can suit people who value access to services, shops, restaurants and civic amenities right outside or close to their building.

Purpose-built apartment buildings are also concentrated in the Ambleside Apartment Area, creating another option for those considering apartment living in the neighbourhood. The right choice often depends on whether you prioritize outdoor space and detached-home privacy or a more convenience-oriented lifestyle.

In my weekly work across Ambleside, I help clients understand how these micro-areas differ in feel, housing type and location advantages. If you are deciding between a detached home and an apartment, reach out to discuss which part of Ambleside best matches your lifestyle and goals.

Canadian Housing Market Remains Resilient Amid Minor Slowdown

Noticing some shifts in the Canadian housing scene—housing starts dipped by 5% in July, down to 229,074 units. Urban starts, in particular, were 19% lower year over year. If you’re keeping an eye on Vancouver’s numbers, you’ll see a significant 42% drop, while Toronto experienced a 10% decrease. Interestingly, Montreal bucked the trend with a 3% rise. On the upside, completions increased by 8.1%, even as industry expectations point to housing starts staying on the quieter side for now. Living and working here on Vancouver’s North Shore, I see firsthand how these shifts can influence our local market. For those navigating next steps or just curious about what this means for their neighborhood, keeping informed is key.

B.C. Home Market Shows Signs of Gradual Recovery in August

In August, B.C. home sales saw a 4.7% dip compared to last year, landing at 5,653 transactions and an average price just under $925,000. While the numbers are showing signs of gradual recovery, they’re still sitting below the long-term averages. The Okanagan region experienced a notable 22% drop, while South Peace River sales climbed by nearly 35%. As someone who lives and works on the North Shore and has marketed properties across the lower mainland, I keep a close eye on these regional shifts. It’s important to understand how these broader trends can influence your local market decisions.
